Use of capital

Where investor capital goes

  • Option fees and set-up

    The upfront costs of securing each home: option consideration, legal work, lender consent and Land Registry protection.

  • Bringing homes up to standard

    Works to meet the Decent Homes Standard and council inspection requirements, including energy improvements.

  • Purchases when options are exercised

    Buying homes at the price agreed with the landlord at the start of the term.

Selection

How we select homes

We only take on a home when every one of these is true.

  • A council need exists in that area, confirmed before we commit.
  • The monthly figures leave a margin for repairs and empty periods.
  • The landlord’s mortgage lender has consented, where there is a mortgage.
  • The option is registered at HM Land Registry.
  • The home passes inspection before it is offered to a council.
