Homes for people leaving the streets
A one-bed flat or studio on a lease of 10 years or more, for a fixed monthly payment. The council and a specialist support team work with the resident; we look after the home.
Adapted homes
A ground-floor flat, bungalow or level-access home. Adaptations are agreed with you in writing first, including who pays and whether they stay at the end.
Buying and refurbishment service
Sell to a council: a public buyer with no chain, with the price backed by an independent valuation. Take your own advice before you agree.

Optional. A lease can include an agreed price for the end of the term. Five steps, all in writing, all registered.
Step 1: We agree the numbers
The term, the monthly payment and, if you want one, the purchase price. You get them in writing before anything is signed.
Step 2: Solicitors prepare the documents
A lease and a separate option agreement. We strongly recommend you take your own independent legal advice.
Step 3: Your lender agrees
If the property is mortgaged, your lender must consent to the lease and the option before we start. We help you make the request.
Step 4: The option is registered
It is recorded at HM Land Registry, so the arrangement is visible and protected for both sides.
Step 5: At the end of the term
We either buy at the agreed price or hand the property back.
What we look for
The homes councils need most
- One-bedroom flats and studios, especially near town centres, transport and services.
- Ground-floor flats, bungalows and homes with level access that can be adapted.
- Two- and three-bedroom homes that councils may want to buy.
- Self-contained and in reasonable repair, or you are happy for us to bring it up to standard.
- An energy rating of D or better. C is preferred, and we can plan improvements with you.
- Current gas safety certificate, electrical installation condition report, and working smoke and carbon monoxide alarms.
- In areas where councils need homes, across England and South Wales.
- Rental and empty properties only. We do not take on the home you live in.

FAQ
Questions landlords ask
How much will you pay?
For a lease, it depends on the area, the size of the home and the term. We base it on what councils pay, less the cost of maintaining and looking after the home. For a sale, the price is backed by an independent valuation. You will have a written figure before you commit to anything.
Who lives in the home?
Someone the council needs to house. Often that is a single person moving on from rough sleeping, with support from a specialist team the council works with, or a disabled resident who needs an adapted home. The council decides who is placed and arranges any support.
Does my payment depend on the home being occupied?
No. Your payment is set by your lease with Bundool Housing and continues for the agreed term, whether or not the home is occupied.
Will you adapt my property?
Only with your written agreement. Before any work starts we agree what will be done, who pays, and whether the adaptations stay in place when the lease ends. Some owners prefer to sell an adaptable home to a council instead.
Can I sell instead of leasing?
Yes. Through our buying service, councils buy homes that fit their brief. The council decides, using its own surveyors and solicitors, and the price is backed by an independent valuation. Please take your own advice too.
If I agree an option, do I have to sell?
If you agree an option, you are committing to sell at the agreed price if we decide to buy at the end of the term. We are not obliged to buy. You do not have to include an option at all: a lease on its own is also possible.
How is this different from a council leasing scheme?
The home is used in a similar way. The differences are that you deal with one company, you can agree a future sale price or sell outright, and we work with several councils. Some councils, and the Welsh Government through Leasing Scheme Wales, run schemes for owners directly. We are happy to talk you through the options.
Do you work in Wales?
Yes, in South Wales. Different law applies there (the Renting Homes (Wales) Act 2016), and we will be registered and licensed with Rent Smart Wales before we manage any home in Wales.
